CAN I BUILD A GRANNY FLAT?
 
What to check…
  • Check that your block is bigger than 450m2 and wider than 12m
  • Obtain a Section 149(2) Planning Certificate from your local Council
  • Check where your Council/Sydney Water sewer lines are. You can apply for a certificate for this if necessary from Council or Sydney Water
  • Contact us for a site inspection to determine your site conditions and service connection costs.

 

 

OUR 4 STEP PROCESS
1. Choose your design + Lock-up/Completion
 
The quoting stage begins with you choosing one of our designs and contacting us for a site inspection. All of our designs can be modified to suit your requirements and the block. You also need to determine if the build will go to the lock-up or completion stage (more info below).
We can also offer a quote based on your own design. Please remember that it must be a total area of 60m2 or less. You do not need to include verandahs, pergolas etc in this 60m2.
 
 
2. Quote supplied for services
A quote is provided to you which shall include the cost to connect the services ie. Sewer connection, Water connection, Stormwater disposal worked out, Power connection worked out. This would generally cost between $10,000 – $15,000
 
 
3. Prepayment of fixed price deposit
Once the quote is accepted then a prepayment of $8,800 is paid.
 
This payment includes provision for:
Building Plans, BASIX Certificate, Private Certifier, Long Service Levy, Home Warranty Insurance
This does not include council or water contributions fees if applicable. 
 
4. Commencement
Plans approved – Construction commences.

Lock-up includes:

 

  • Concrete footing with brick wall to the front of the house
  • Brick piers on concrete pads. Additional costs for piers will depend on the site access and slope. This is assessed on completing a site inspection.
  • Hardwood bearers and joists.
  • R(Flor) Particle Board Floor.
  • TR2 Frames to 2400mm (8’)
  • TR2 Roof Trusses and Ancillary Roof Timbers.
  • Colourbond Roof. Colourbond combined eave, barge and guttering. Full Colourbond range of colours.
  • PVC Downpipes.
  • Aluminium sliding windows and flyscreens. Aluminium sliding door and flydoor. A choice of 11 colours.
  • Smooth, woodgrain, rusticated or old-style cladding.
  • Sarking to external walls and anticon to roof.
  • External doors are hung and locked.
  • Verandahs as shown on each floorplan are included with a set of steps to the ground,
  • excluding balustrading and railings.

 

Completion includes:
  • Insulation batts to external walls and anticon to roof.
  • Plumbing for hot and cold drainage for items shown on plan. Taps equivalent to ‘posh Bristol domestic’ range. Water and sewer connections assessed on completing a site inspection.
  • Electrical includes wiring for lights and double power points. This amount varies on the size of the home. Smoke detectors. Stove. Power connection determined on completing a site inspection by electrician at Lock-up Stage.
  • Above-ground poly rain water tank and pump to BASIX regulations. Rainwater connections and overflow disposal is assessed on completing a site inspection.
  • Kitchen is in laminate and as shown on the particular floor plan. The kitchen includes a single bowl sink, single drainer and flickmixer.
  • Gyprock and cornice to internal walls. Wet area board where necessary.
  • Bathroom and laundry wet sealed.
  • 50mm maple architrave and skirting.
  • Internal redicote doors. Door furniture.
  • Tiles to the value of $28m2. Areas tiled are bathroom and laundry floors with one row of skirting, shower recess, splash back to kitchen benchtops and splash back above vanity and laundry tub.
  • PC items when shown on plan – white dual flush toilet, 750mm white vanity, upright cooker, shower screen, vanity mirror and laundry tub. 20 litre LPG gas hot water service.
  • Internal and external painting. You can save money if you do your own painting.
